How We Got Here

We started with a single property in Culver City in 2012. The founder was young, traveling frequently, and someone suggested listing the place on this new platform called Airbnb while he was away. It worked. Within a short time, that one listing was generating enough income to justify moving out of the property entirely and turning it into a full-time rental. That was the start of what became a full-service Airbnb management operation in Los Angeles.

From there, we expanded into Hollywood, picking up several properties across the neighborhood. Those early years were a training ground. The short-term rental industry in 2012 and 2013 was genuinely the Wild West, especially in Hollywood. The guests were unpredictable, the playbook did not exist yet, and every problem was a first-time problem. But that is exactly where we built the operational instincts that still drive how we run properties today: how to screen guests, how to handle issues fast, how to protect a property and its neighborhood while still maximizing bookings.

The business grew from Hollywood into Studio City, then up and down the 101 corridor through Encino, Woodland Hills, and beyond. Real estate agents started hearing about our results and began referring their clients. That word-of-mouth growth, built on actual performance rather than marketing, is how we went from one property to managing vacation rentals across 12+ Los Angeles neighborhoods.

In the early years, we learned firsthand what can go wrong when screening is not taken seriously. We had a guest clean out an entire furnished apartment. We dealt with squatting situations that we resolved successfully with minimal damage, but that became invaluable lessons in how to identify risk before it walks through the door. Every layer of our screening process today, the manual vetting, the AI-powered background checks, the variable security deposits, the extra scrutiny on short-notice bookings, exists because we built it from real experience. We decline between 2-10% of booking requests depending on the property, and those are the bookings that would have caused 90% of the problems.
